Legal Assistant - Title Curative Specialist

Job Summary

Review title commitments and exception reports to develop curative action plans for defects in Louisiana title examinations. Obtain corrective assignments, missing mortgage releases, and lien satisfactions while drafting instruments such as affidavits of heirship and corrective deeds. Research chain of title breaks from tax or sheriff sales and coordinate with legal counsel to clear estate and probate issues. Work with underwriters to determine full cure requirements versus insuring-over options and communicate status updates to internal teams, servicer clients, and lenders. Maintain curative logs and documentation to track and meet SLAs, minimizing impact on disposition and closing timelines.

Required Qualifications

  • Minimum 2–4 years of experience in Louisiana title curative, title production, or default servicing title operations
  • Experience working directly with title underwriters on curative resolutions and insuring-over decisions
  • Demonstrated knowledge of title defects common to the default/foreclosure environment, including assignment gaps, open liens, and chain of title breaks
  • Strong written and verbal communication skills for coordination with attorneys, underwriters, and clients
  • Ability to manage multiple open files simultaneously and prioritize based on urgency and SLA requirements
  • Familiarity with legal instruments including assignments, releases, affidavits, and corrective deeds
  • High school diploma or equivalent
  • Ability to sit or stand for long periods
  • Ability to remain focused for extended periods
  • Ability to work on computers for a significant portion of the day
  • Ability to perform repetitive movements as required for positions (Typing, clicking, swiveling)
  • Ability to lift 10-20 pounds as needed

Desired Qualifications

  • Multi-state curative experience, with knowledge of state-specific recording requirements and curative standards
  • Experience with title production platforms (SoftPro, RamQuest, ResWare, or similar)
  • Prior exposure to REO disposition workflows and asset management timelines
  • Familiarity with underwriter indemnity and escrow holdback processes
  • Paralegal training or coursework in real property law
