Leasing Specialist - LIHTC

Conduct all leasing activities at the Denton, TX LIHTC community, responding to telephone inquiries, providing tours, and coordinating move-ins. Perform telephone and physical market surveys of competitors, recommend marketing strategies, and maintain merchant referral programs. Initiate sales outreach plans and monitor e-shop, phone shop, and physical shop scores to increase qualified traffic and closing ratios. Adhere to prospect and resident follow-up procedures, inspect apartments at move-in, and process application fees, security deposits, and rents. Support community functions, ensure property appearance standards, and direct service operations to meet 24-hour completion targets. Maintain file compliance with the LIHTC program and Fair Housing regulations.
