Job Summary
Greet prospective residents, conduct property tours, and respond to inquiries via phone, email, and walk-ins while showcasing community features. Process lease applications, renewals, and move-in documents; accept security deposits, collect rent and fees, and conduct background checks to verify applicant qualifications. Maintain an accurate database of available units and prospective tenants, ensuring all activities comply with fair housing laws and affordable housing regulations. Prepare HUD-50058/HUD-50059 forms, conduct make-ready inspections, and input data into the Yardi system. Achieve leasing targets and occupancy goals while assisting with resident retention and addressing concerns. Work a flexible schedule including evenings and weekends, driving approximately 1% to 33% of the time, and operate a golf cart for tours.
Required Qualifications
- High school diploma or equivalent
- Associate's or Bachelor's degree in business, social work, or related field
- Two (2) years of experience in leasing, sales, or customer service
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages
- Strong organizational and time-management abilities
- Ability to understand and follow moderately complex written and oral instructions, communicate and relate to persons of diverse backgrounds and abilities
- Professional appearance and demeanor
- Valid driver's license and good driving record
- Ability to work a flexible schedule, including evenings and possible weekends
- Occasional driving/traveling requirements (approximately 1% to 33% of the time)
- May be required to operate golf cart to conduct property tours
Desired Qualifications
- Associate's or Bachelor's degree in business, social work, or related field
- Knowledge of Fair Housing laws, local rental regulations and affordable housing compliance experience
- Knowledge of HUD, LIHTC, or other low-income housing regulations
- Sales and/or Marketing experience
- Fair Housing Certification
- Proficient in leasing/property management software (e.g., Yardi, etc.) and Microsoft Office
- Excellent communication, negotiation, and interpersonal skills
- Demonstrate an ability to support and contribute to community team
