Job Summary
Leasing Renewal Manager responsible for driving rent growth across DLC's shopping-center portfolio, managing tenant renewals and relationships. Negotiate lease renewals to maximize asset value and tenant retention; analyze expiring leases, tenant performance, and lease provisions to develop renewal strategies aligned with portfolio objectives. Maintain a comprehensive database of lease expiration dates, option notice requirements, and critical lease milestones. Collaborate with Accounting to review tenant expense recoveries and optimize lease economics during renewals; coordinate with Leasing to align renewal strategies and portfolio-wide objectives. Prioritize renewal opportunities based on expiration timelines and market conditions; develop relationships with national and regional retailers for renewal and broader portfolio discussions. Support strategic leasing initiatives including due diligence, vacancy analysis, and portfolio reviews; monitor market trends and competitive developments. Requires excellent communication, negotiation, and interpersonal skills; ability to manage multiple high-volume deals; travel as needed. Base salary range: $75,000–$85,000 plus variable compensation including commission and bonus.
Required Qualifications
- 1–3 years of leasing experience with a shopping center owner, retailer, commercial real estate firm, or brokerage
- Working knowledge of the commercial leasing process, including LOIs, lease negotiations, and lease terminology
- Proficiency in Microsoft Office Suite, including Excel, Word, PowerPoint, and Outlook
- Ability and willingness to travel as needed
