Assist the Community Manager in overseeing the financial and operational aspects of the apartment community. Responsibilities include completing accounting and bookkeeping tasks, preparing monthly close-out and financial reports, processing invoices, collecting rent and fees, completing bank deposits and reconciliations, and using property management software to record and report financial activity. Perform daily financial operations such as posting rent, reconciling bank accounts, preparing reports, and processing vendor invoices. Review resident files and records to identify unpaid balances, communicate with residents about outstanding balances, enforce lease terms to maximize revenue, and manage delinquencies. Manage invoices from vendors and coordinate with the client/owner. Support evictions in accordance with notice requirements and assist with move-outs and deposit handling. Act as on-site supervisor in the absence of the community manager, coordinate with maintenance, assist in owner communications, and support leasing and marketing efforts with prospect interactions and credit verification.
