Job Summary

Greet and qualify prospects, conduct community tours, process applications, and ensure smooth move-ins by inspecting units for move-in readiness. Execute marketing plans using digital tools and referral programs to drive traffic, while managing lease renewals and resident satisfaction through follow-ups. Track availability and leasing activities via property management software, maintain show units to company standards, and respond promptly to resident concerns. Work a flexible schedule including evenings, weekends, and holidays, with rare travel to other properties as needed.

Required Qualifications

  • Valid driver's license to operate a golf cart on property
  • All licenses and/or certifications as required by State and Local jurisdictions
  • Ability to stand, walk, and/or sit for extended periods of time
  • Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
  • Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
  • Ability to work a flexible work schedule, which includes taking 'call' during evenings, weekends and holidays
  • Ability to perform all sales and leasing activities to achieve the community's revenue and occupancy goals
  • Ability to greet and qualify prospects
  • Ability to conduct community tours and show apartments
  • Ability to process applications, credit screening, and criminal background checks
  • Ability to prepare the lease and move-in package
  • Ability to ensure a smooth resident move-in and lease signing
  • Ability to inspect apartments prior to resident move-in
  • Ability to ensure apartments are in move-in ready condition
  • Ability to schedule outstanding items to be addressed with the maintenance team
  • Ability to stay informed about current market and competitor conditions
  • Ability to develop and implement short- and long-term marketing plans and goals
  • Ability to follow the community's established policies related to concessions, specials, and other programs
  • Ability to design and execute marketing activities to create and drive traffic to the community
  • Ability to implement resident referral and employer outreach programs
  • Ability to use internet marketing tools (Craigslist, Facebook, e-mail, and other websites)
  • Ability to use the on-site property management software (OneSite, Yardi, etc.)
  • Ability to track apartment availability
  • Ability to record traffic and leasing activities
  • Ability to manage resident and prospect data
  • Ability to capture critical demographic and other information about existing and future residents
  • Ability to ensure that the community and show units meet the Company's standards for show quality
  • Ability to daily inspect the marketing corridor and leasing tour
  • Ability to communicate maintenance and upkeep needs to the community's maintenance team members
  • Ability to merchandise and ensure a physically appealing show unit and/or model and amenities
  • Ability to prepare the leasing office for daily leasing activities
  • Ability to follow-up with prospects and new residents to ensure satisfaction
  • Ability to send e-mail, thank-you notes, and cards or make telephone calls or other contacts to finalize decisions to lease and/or renew
  • Ability to execute and perform activities in support of the community's lease renewal program
  • Ability to prepare lease renewal letters and packages for residents
  • Ability to meet with and contact renewing residents in advance of move-out dates
  • Ability to ensure that lease renewal documents are signed and implemented on time
  • Ability to respond quickly and courteously to resident and client/owner concerns and questions
  • Ability to take prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s)
  • Ability to Rare or regular travel to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position
