Job Summary
Execute leasing, marketing, and renewal strategies to achieve occupancy and revenue goals by greeting prospects, conducting tours, processing applications, and ensuring smooth move-ins. Design offsite marketing activities, analyze market trends, and implement referral programs to drive traffic. Manage lease enforcement processes including inspections and collections, while resolving resident complaints and maintaining property standards through daily show unit inspections. Respond promptly to resident concerns and document requests. Work 40 hours weekly with typical site hours Monday through Sunday. Requires a valid driver's license and proficiency in property management software. RangeWater develops, acquires, and manages multifamily communities across the Sun Belt to create fulfilling resident experiences.
Required Qualifications
- High School Diploma or GED Equivalent
- Current Valid Driver's License
- Must be available to work on weekends when scheduled
- Must be able to perform the essential job functions unaccompanied
- Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance
- Must be able to work in an environment with temperatures, weather, odors, and/or landscape that may be unpleasant and/or hazardous
- Proficiency in internet, word processing, spreadsheet, and database management programs
- Strong proficiency in property management software (preferably Entrata Yardi and/or One Site)
- Ability to work in a stressful environment
- Ability to work peacefully with co-workers and residents
- Ability to resolve customer complaints and issues
- Ability to stay informed about current market and competitor conditions
- Ability to develop and implement short- and long-term marketing plans and goals
- Ability to follow the property's established policies related to concessions, specials, and other programs
- Ability to ensure that the property and show units meet the Company's standards for show quality
- Ability to report any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents
- Ability to respond quickly and courteously to resident and client/owner concerns and questions
- Ability to take prompt action to solve problems
- Ability to document and convey resident or other requests to the appropriate individual(s)
- Ability to ensure resident satisfaction throughout the term of the lease
- Ability to secure resident lease renewals
- Ability to process applications, credit screening, and criminal background checks
- Ability to prepare the lease and move-in package
- Ability to ensure a smooth resident move-in and lease signing
- Ability to conduct property tours and show apartments
- Ability to greet and qualify prospects face-to-face
- Ability to execute offsite marketing activities
- Ability to implement resident referral and employer outreach programs
- Ability to use internet marketing tools, social media and follow other property-specific marketing plans
- Ability to gather, analyze, and interpret market and economic trends
- Ability to recommend improvements
- Ability to keep informed of changes in technology, industry and standards, leasing and sales tools and processes
- Ability to complete various accounting, financial, administrative, and other reports
- Ability to perform other duties as assigned or as necessary
- Ability to follow-up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew
- Ability to execute and perform activities in support of the property's lease renewal program
- Ability to ensure that lease renewal documents are signed and implemented on time
- Ability to take appropriate action regarding lease enforcement process – apartment inspections, evictions, collections, notifications
- Ability to ensure safety, cleanliness, and general appearance and appeal of property
- Ability to ensure occupancy, revenue, and resident retention goals are achieved
Desired Qualifications
- Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community
- Communication, Presentation, and Delivery Skills with ability to connect to people at all levels
