Job Summary
Conduct sales and marketing activities on and off site to achieve occupancy goals, recommending strategies to adjust for market conditions, competitive pressures, and apartment turnovers. Qualify prospective residents in compliance with program requirements and the Fair Housing Act, manage lease renewals, and collect rents while monitoring delinquencies. Interact routinely with residents and associates to address concerns professionally, promote resident services initiatives, and prepare operational and financial reports. Maintain strict compliance with policies and external regulatory requirements. Requires prior Affordable Housing experience within the LIHTC industry and ability to obtain NCHM COS and TCS certifications.
Required Qualifications
- High School Diploma or G.E.D.
- Possess and maintain timely and reliable transportation
- Ability to read, in English, at a level sufficient to understand policies and procedures, safety notices, general business correspondence and/or documentation
- Strong computer and keyboarding skills with proficiency in Microsoft Word and Excel and the ability to quickly master new applications
- Ability to handle a high volume of telephone calls
- Ability to work in a fast-paced environment demonstrating strong organizational and follow up skills along with an ability to manage multiple priorities
- Strong verbal and written communication skills with the ability to interact, in English, with a diverse group of associates, residents and external agencies

- Strong attention to detail
- Ability to work Monday to Friday, 8am to 5pm; may require weekend hours as required
Desired Qualifications
- Previous sales and/or tax credit leasing experience preferred
- NCHM COS (Certified Occupancy Specialist) & TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally recognized compliance training program and experience, or ability and commitment to obtain certifications at the next available course offering
- Prior Affordable Housing experience within the LIHTC industry
