Job Summary
Process applications, verify income, and complete required LIHTC paperwork while leasing apartments and maintaining occupancy at a Tax Credit/LIHTC property. Respond to internet leads, answer prospect calls, and conduct property tours following mystery shop guidelines. Develop and implement sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted revenues. Inspect units for move-ins, audit lease files for bonus submissions, and manage prospect traffic data using OneSite software. Adhere to all local, state, and federal housing requirements. Work any day of the week, 52 weeks a year, with on-call availability and overtime as needed.
Required Qualifications
- A minimum of one year of experience in residential property management or a related field
- The ability to read and write English fluently
- The ability to accurately perform intermediate mathematical functions
- The ability to understand and perform all on-site resident management software functions
- Some experience with LIHTC program and affordable housing
- The ability to work any of the seven days of the week, 52 weeks of the year
- The ability to serve on-call, as scheduled or as necessary
- The ability to attend certain resident events that are held after hours
- The ability to push, pull, lift, carry or maneuver weights of up to 20lbs. independently and 50 lbs. with assistance
- Basic knowledge of computers
- Ability to use Outlook
- Intermediate to advanced knowledge of MS Word and Excel, Realpage/OneSite
- Basic Internet knowledge
- Strong administrative and organizational skills
- Ability to think rationally during a crisis
- Strong time management skills and the ability to prioritize wisely
- Strong customer service orientation
- Good understanding of sales and marketing concepts and the ability to develop, implement, and evaluate marketing plans
- Ability to close a sale
- Knowledge of on-site maintenance requirements
- Ability to operate and understand personal computer functions and company utilized software packages
- Must be capable of physically accessing all exterior and interior parts of the property and amenities
Desired Qualifications
