Job Summary
Handle multiple residential service requests daily, responding to resident needs for HVAC, electrical, plumbing, and appliance repairs by troubleshooting and restoring service within established time standards. Escalate complex problems to supervisors or outside contractors as necessary. Participate in all maintenance projects, preparing vacant units for market-ready status through turn-over repairs and performing preventive maintenance on all property systems. Conduct general repairs on property grounds, apartments, and building exteriors while demonstrating customer service skills by treating residents with respect and completing work orders with efficiency. Take calls for after-hours emergency maintenance including nights and weekends on a rotational basis, requiring a valid driver's license and reliable transportation to reach the property within 30 minutes.
Required Qualifications
- 1 year of apartment, hotel, or facilities maintenance experience with intermediate knowledge of HVAC, appliance, electrical, and plumbing repair
- Valid Driver's License
- Must live within 30 minutes of the property
- Must be responsible for taking calls for after hour's emergency maintenance; including nights and weekends on a rotational basis
- Must have personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur
- Must carry a cell phone as required for on-call maintenance
- Ability to use a computer
- Good English communication skills, both verbal and written
- Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities
Desired Qualifications
- EPA/CFC Type I & II certifications preferred - Must obtain within 90 days from date of hire
- Outstanding customer service and focus on providing residents with timely and accurate responses
