Lease-up Maintenance Property Supervisor

Job Summary
Oversee apartment turnovers, minor construction projects, and renovations while ensuring repairs, make-ready processes, and capital projects are completed on time. Respond to resident maintenance requests promptly, diagnosing and resolving issues related to plumbing, electrical, HVAC, and appliances, then document all work in Yardi Voyager software. Perform preventative maintenance tasks, manage inventory of supplies, and coordinate with vendors to obtain necessary parts. Maintain property cleanliness and curb appeal while communicating with the Business Manager to ensure costs align with the budget. Coordinate with excellent customer service and maintain a positive attitude when interacting with residents and staff. Schedule is Mon-Fri, 7 AM to 4 PM, with an on-call rotation after hours.
Required Qualifications
- Minimum of four (4) years of experience in multifamily property maintenance
- Previous supervisory experience
- Strong knowledge of plumbing, electrical, HVAC, and appliance repair principles
- Ability to troubleshoot and diagnose maintenance issues effectively
- Excellent problem-solving and critical-thinking skills
- Ability to take initiative, working with a minimum amount of supervision
- Proficient in the use of hand tools and power tools
- Must have dependable transportation
- Must be able to accommodate an on-call schedule
- Excellent communication and interpersonal skills
- Ability to work independently and as part of a team
- High Sense of urgency while maintaining high-quality standards
- Candidate must be able to work in an environment in which demands and priorities change rapidly
Desired Qualifications
- Lease-up experience
- High school diploma and some college/trade school
- Experience with Yardi property management software
