Job Summary
Oversee all maintenance projects, including capital improvements and repairs for grounds, apartments, and building exteriors. Direct preventive care efforts, manage maintenance budgets, and coordinate contracted services while monitoring vendor performance and ensuring compliance. Conduct monthly and quarterly safety meetings, inspect the community continuously, and correct deficiencies. Reinforce staffing schedules to ensure 24/7 emergency coverage and manage personnel overtime. Solicit bids, assess completed work, and track invoices to guarantee timely payment. Order supplies within budget and maintain accurate service records. Perform related maintenance duties while supervising the team, including troubleshooting HVAC systems, plumbing, electrical, and carpentry. Take after-hours emergency calls on a rotational basis.
Required Qualifications
- 4+ years of maintenance experience
- 2+ years supervisory experience
- Universal EPA/CFC Certification
- Expertise in troubleshooting, Plumbing, Electrical, Carpentry, Appliance Repairs, VFD'S Boilers/Chiller, Cooling Tower, VAV boxes, Read Blue Prints and HVAC (Heat Pumps, Water Source Heat Pumps, Gas/Electric Furnaces and Water Heaters)
- Valid Driver's License
- Must live with 30 minutes of the property
- Ability to use a computer
- Excellent English communication skills, both verbal and written
- Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities
