Lead Maintenance Technician - (Multi-Family)

Job Summary
Oversee physical property integrity by maintaining inventory, correcting hazardous conditions, and performing preventative maintenance on equipment and common areas. Train and mentor maintenance staff while conducting safety meetings to ensure compliance with HAZCOM standards. Manage resident service requests to complete work within 24 hours, coordinate on-call rotations for 24/7 availability, and approve service requests with budget oversight. Perform move-in/move-out inspections, submit weekly reports to corporate, and ensure property compliance with licensing and safety regulations. Requires CPO and HVAC certifications, 40-hour workweek including weekends, and rotating on-call schedule.
Required Qualifications
- Minimum 3 years of experience in multifamily property maintenance or a related field
- Proven leadership and organizational skills, with the ability to manage staff and daily operations effectively
- Strong understanding of your state's lease forms, Fair Housing laws, and the Property Code
- Proficient in property management software (such as OneSite and/or Yardi)
- Proficient in Microsoft Office Suite
- Excellent interpersonal, communication, and customer service skills
- Ability to multitask and adapt in a fast-paced, deadline-driven environment
- Required CPO & HVAC certifications
- Must be available to work 40 hours per week, including weekends as needed
- Must be available to participate in a rotating on-call schedule for emergencies
- Must be able to see small details and clearly observe surroundings both up close and at a distance
- Must be able to verbally communicate clearly and consistently with team members and residents
- Requires valid driver's license
- Current auto insurance coverage

- Must be able to bend, squat, kneeling, climbing stairs and ladders, pushing/pulling, reaching overhead, gripping, and handling tools and equipment with precision
- Must be able to read manuals, caution labels, and complete written documentation accurately
- Must be able to diagnose repairs
- Must be adaptable to varying physical and environmental conditions throughout the workday
- Must be able to work in awkward positions or tight spaces during equipment servicing
- Must be adaptable to all weather conditions
- Must be able to work in confined workspaces
