Lead Maintenance Technician

Job Summary
Coordinate daily priorities and respond to urgent repairs involving HVAC, plumbing, electrical, lighting, locks, appliances, carpentry, painting, commercial equipment, pools, and spas. Perform preventive maintenance across guest rooms, public spaces, food and beverage areas, back-of-house locations, mechanical rooms, and exterior facilities. Coach other technicians on troubleshooting, safe work practices, and resort standards while reviewing completed work to ensure reliability. Assist with contractor access and maintain accurate documentation. Respond to leaks, equipment failures, and temperature concerns within a 24/7 coastal resort environment requiring on-call rotation.
Required Qualifications
- High school diploma or equivalent
- At least four years of progressively responsible, hands-on experience in property, building, facilities, or related maintenance
- Working knowledge in at least two technical areas, such as HVAC, plumbing, electrical, refrigeration, carpentry, commercial equipment, or pool systems
- Strong troubleshooting skills and the judgment to recognize when a manager or licensed specialist is needed
- Ability to provide calm, respectful direction and technical support without relying on formal supervisory authority
- Basic computer and mobile-device proficiency for work orders, email, logs, and maintenance documentation
- Reliable attendance, sound judgment, and the ability to respond effectively in time-sensitive situations
- Ability to work both independently and collaboratively in an active, guest-focused environment
- Candidates must be able to lift and carry up to 50 pounds independently and move heavier materials with appropriate assistance
Desired Qualifications
- Hotel, resort, multifamily, healthcare, campus, or other complex-property maintenance experience
- Lead technician experience
- Relevant credentials, including EPA Section 608, Certified Pool Operator, HVAC, electrical, plumbing, or refrigeration certifications
