Job Summary
Oversee upkeep of multi-family apartment communities in Painesville and Madison, OH, ensuring highest standards across residential units and common areas. Supervise maintenance personnel, establish daily goals, and monitor compliance with company policies while addressing deferred maintenance promptly. Perform skilled repairs in plumbing, electrical systems, HVAC, and appliance repair, ensuring units are ready within 3-5 days of move-out. Manage building emergency on-call duties and schedule contractors, tracking progress and submitting proper paperwork for all maintenance requests. Collaborate with property managers and contractors to prioritize resident safety and ensure work adheres to relevant policies.
Required Qualifications
- 4+ years experience in multifamily property maintenance or related field
- High school diploma or GED
- Proven experience in various aspects of building maintenance including plumbing, electrical, painting, HVAC, and appliance repair
- Strong leadership and supervisory skills to manage a maintenance team effectively
- Excellent communication skills for interaction with residents, employees, property managers, and contractors
- Ability to prioritize and manage multiple tasks efficiently
- Hands-on expertise in general maintenance tasks and equipment
- Knowledge of safety regulations and guidelines pertaining to property maintenance
- Working off ladders up to 20 ft off the ground
- Working off stepladders up to 10 feet inside apartments
- Work under sinks and around appliances by bending own or lying on your back
- Moving appliances including refrigerators, washers, dryers and ranges
- Lifting and carrying up to 80 pounds
- Bending over appliances or mechanical equipment for repairs or cleaning
- Walking and or standing for an entire workday
- Climbing flights of stairs to access work on higher floors
- Assembling small parts in appliances, mechanical equipment, plumbing, and electrical fixtures
- Logging or describing in writing work hours, repairs made and or materials used
- Working in inclement weather
- Operating hand and power tools
Desired Qualifications
- Additional vocational or technical training
- Familiarity with accounting software
- Proficient in Microsoft Office – Excel, Outlook, Word
- Organizational and time-management skills
