Job Summary
Conduct comprehensive maintenance on resident apartments and common areas, including HVAC repairs, light electrical and plumbing work, painting, carpentry, and pool system upkeep. Perform make-ready preparations for vacant units, manage inventory and vendor communications, and supervise subcontractors while ensuring all service requests are resolved within 24 hours. Handle on-call duties for evening, weekend, and holiday coverage, and maintain accurate records of work orders, preventive maintenance schedules, and hazardous material storage. Assist in resident move-in and move-out inspections, report dangerous conditions immediately to management, and ensure shops and storage areas remain secure and clean.
Required Qualifications
- A minimum of two years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC
- Must possess strong verbal and written communication skills in English
- EPA (refrigerant, transition, and recovery certification)
- Own a basic set of hand tools
- Valid driver's license with good driving record and auto insurance
- Ability to perform work responsibilities at other locations and ability to travel within major metropolitan areas with possible overnight stays in different cities
- Ability to work some weekends as needed
- High school diploma or equivalent
