Job Summary
Oversee daily maintenance operations and support the overall upkeep of the property, performing preventative and routine maintenance on HVAC, plumbing, electrical systems, and building structures. Diagnose and resolve maintenance issues efficiently to minimize downtime, respond promptly to resident service requests, and ensure apartments are move-in ready for unit turns. Manage trash outs, maintain compliance with safety procedures and building codes, and develop preventative maintenance schedules to reduce future repairs. Document all activities using maintenance management systems and participate in an on-call rotation as needed. This full-time role requires EPA and HVAC certification, strong technical knowledge of building systems, and the ability to lift up to 50 pounds while working at elevated heights.
Required Qualifications
- Strong knowledge of HVAC systems, plumbing, electrical systems, and general building maintenance
- EPA and HVAC certification
- Proven ability to diagnose and resolve maintenance issues quickly and effectively
- Excellent leadership, communication, and teamwork skills
- Valid driver's license and reliable transportation
- Ability to stand, walk, climb stairs, and move throughout the property for extended periods of time
- Ability to lift, carry, push, or pull objects weighing up to 50 pounds, occasionally more with assistance
- Ability to climb ladders and work at elevated heights
- Demonstrated ability to use hand tools, power tools, and maintenance equipment
- Full-time, on-site presence
- 40+ hours per week
- Participation in an on-call rotation
- Occasional travel to surrounding communities and local stores, as needed
