Lead Maintenance - Austin, TX

Job Summary

Lead daily maintenance operations by prioritizing resident service requests, executing HVAC, plumbing, and general repairs, and conducting routine inspections to prevent costly issues. Coach and mentor the maintenance team, coordinate vendors, manage inventory costs, and oversee apartment turnovers to ensure move-in readiness. Participate in a rotating on-call schedule for after-hours emergencies and severe weather preparedness. This role requires EPA Type II certification, three years of multifamily experience, and personal transportation. Based in Austin, TX, you will uphold safety standards and protect physical assets while supporting the Property Manager.

Required Qualifications

  • High school diploma or GED
  • Minimum of three years of multifamily maintenance experience
  • EPA Type II Certification
  • Valid driver's license with acceptable driving record and insurance
  • Strong technical knowledge of HVAC, plumbing, electrical, carpentry, appliances, drywall, and painting
  • Strong leadership, communication, organization, customer service, and problem-solving skills
  • Basic computer proficiency, including Outlook and property management software
  • Ability to provide and maintain their own professional maintenance hand tools, including HVAC gauges
  • Frequent standing, walking, bending, climbing, crawling, kneeling, and lifting up to 100 pounds
  • Ability to work indoors and outdoors in varying weather conditions
  • Ability to safely operate tools, ladders, equipment, and machinery while using required PPE
  • Honesty, integrity, and professionalism
  • Exceptional service delivery to residents, clients, vendors, and coworkers
  • Ownership of responsibilities and accountability for results
  • Confidentiality of company, resident, and employee information
  • Compliance with company policies, Fair Housing requirements, and all applicable laws

  • Successful completion of a criminal background check
  • Successful completion of a drug screening
  • Ability to participate in a rotating on-call schedule for after-hours emergencies
  • Ability to respond within established response times for emergency service calls
  • Ability to communicate significant issues to management
  • Ability to lead emergency preparedness efforts during severe weather events

Desired Qualifications

  • Previous leadership or supervisory experience
  • CPO Certification or the ability to obtain it
