Job Summary
Right of Way Acquisition Specialist needed to support utility infrastructure projects across Washington State, focusing on parcel acquisition activities for distribution-line relocation and potential long-term utility programs in electric transmission, electric distribution, and natural gas. Responsibilities include acquiring easements, rights of way, permits, and other land rights; meeting with landowners to explain project requirements and negotiate agreements; maintaining relationships with property owners, public agencies, attorneys, and project stakeholders; reviewing title reports and property records; coordinating with project managers, surveyors, engineers, environmental teams, and document specialists; tracking acquisition progress and producing status reports for leadership and clients; and supporting electric transmission, electric distribution, and natural gas projects as assigned. Qualifications emphasize an active Washington State Real Estate License, broad experience in ROW/land acquisition and title work, strong negotiation and communication skills, independent field work capability, travel within Washington, and IRWA or related certifications. Required Qualifications
- Active Washington State Real Estate License in good standing
- Experience in right of way, land acquisition, real estate, title, utility, energy, transportation, or related industries
- Knowledge of easement acquisition, property rights, and landowner negotiations
- Strong communication, negotiation, and relationship-building skills
- Ability to work independently in a field-based environment
- Ability to travel throughout Washington State as needed
- Experience supporting electric transmission, electric distribution, pipeline, renewable energy, or other utility infrastructure projects
- Working knowledge of title research, ownership verification, and property records
- Experience acquiring easements, fee acquisitions, licenses, permits, and other land rights
- Washington utility and/or infrastructure project experience
- IRWA certification or related industry certifications
