Job Summary
Manage zoning, land use, and entitlement approval processes for development projects by coordinating with local, state, and federal agencies to secure necessary permits and ensure regulatory compliance. Prepare and submit applications for rezoning, variances, and land use changes while tracking project timelines to prevent delays. Review zoning ordinances and comprehensive plans, then build relationships with city officials and community stakeholders to facilitate approvals and represent the company in public hearings. Collaborate with legal teams, engineers, and internal acquisition and development teams to resolve entitlement challenges and align project goals. Provide status updates and risk assessments to executive leadership, maintaining detailed records on approval conditions and regulatory changes. Ensure all entitlements are obtained within budgetary constraints and deadlines.
Required Qualifications
- Bachelor's degree in Urban Planning, Real Estate, Construction Management, Civil Engineering, or a related field preferred
- 3+ years of experience in land development, entitlements, or municipal planning
- Strong knowledge of zoning laws, permitting processes, and environmental regulations
- Excellent communication and negotiation skills to work with government agencies and stakeholders
- Ability to read and interpret zoning regulations, legal documents, and development agreements
- Strong organizational and problem-solving abilities
- Frequent standing, walking, and occasional lifting up to 25 lbs
- Travel to municipal offices, project sites, and public hearings as needed
- Ability to work in both office and outdoor environments when inspecting sites
- Fast-paced, deadline-driven work requiring adaptability and multitasking
Desired Qualifications
- Experience with GIS mapping, permitting software, and project management tools is a plus
