Job Summary
Report maintenance issues immediately, maintain appliances and plumbing, and clean all surfaces including carpets, hard floors, windows, and trash cans. Physically walk the property daily to remove litter, debris, and pet droppings, while shoveling snow, blowing leaves, and checking exterior lighting. Assist with painting, inventory control, and ensure storage areas remain locked with adequate lighting. Maintain awareness of safety precautions, utility shut-offs, and emergency protocols. Work Monday through Friday from 8am to 5pm with on-call availability for emergencies.
Required Qualifications
- High School Diploma or General Equivalency Diploma (GED)
- Prior Janitor experience or experience in a related field
- Must have a working knowledge of building maintenance
- Must adhere to pertinent laws and EPA and OSHA regulations governing the handling, storage, and disposal of hazardous materials
- The ability to utilize a tablet and/or computer to complete work orders in the property management software
- Must be self-motivated, able to work independently and be able to perform duties with minimal supervision
- Must be able to work well with people from diverse social and economic backgrounds
- Ability to read and comprehend simple instructions and short correspondence
- Ability to receive and follow written instructions
- Basic Math (addition, subtraction, multiplication, division)
- Must show proof of Hep B Vaccination Record
- Being cleared by criminal background check and fingerprinting when required
- Must be able to climb stairs and ladders and reach heights of 8 feet with the aid of a ladder
- No fear of heights (24 feet or more)
- The employee must regularly lift and/or move up to 50 pounds
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus
- Must be able to stand, walk, bending, lifting or performing other work requiring moderate physical exertion, talking, and hearing on a regular basis
- Must be available for on-call emergencies
- Must be able to shut off utilities immediately as needed in the event of fire or flood
