Job Summary
Institutional Property Services Manager accountable for Repairs & Maintenance and Turns for Evernest’s institutional clients, leading a 10–12 person team across a national portfolio with concentration in the Southeast and Midwest. The role drives turn speed, SLA adherence with financial consequences, and end-to-end turnover from scoping to rent-ready handoff, while shaping scalable processes, vendor management, preventive maintenance, and data-driven decision making. The ideal candidate brings deep single-family home expertise in construction, renovation, and repairs, a track record of leading teams, and proficiency in owner-approval workflows, RFI management, and cost control across thousands of homes. The position emphasizes strategic direction, client interface, and building scalable operations with AI-powered improvements, KPI governance, and a strong executive presence to engage institutional clients and cross-functional partners.
Required Qualifications
- 5+ years of experience working for an institutional SFR owner or institutional property manager
- at least 2 years in a supervisory role
- Direct experience delivering against contractual SLAs with financial consequences
- RFI and approval workflow fluency—you’ve lived inside owner approval workflows and can write a scope that gets approved
- Scattered-site operations experience—managing 1,000 homes across eight zip codes
- Sound capex-vs-R&M classification judgment
- Certifications in HVAC, plumbing, or other trades are a plus
- Deep understanding of single-family homes—construction, renovation, and repairs and maintenance
- Proven experience leading and managing high-performing teams
- Strong process-creation and project-management skills
- Data-driven decision-making—comfortable building and managing to KPIs, dashboards, and reporting
- Demonstrated use of AI tools to improve business operations
- Executive presence—professional, polished, and credible in front of institutional clients
