Industrial Development Manager / VP or SVP

Job Summary

Lead execution of light industrial and warehouse development projects across the Central U.S., managing self-developed and joint venture initiatives from initial site evaluation through project completion. Conduct early entitlement and scope reviews for potential JV opportunities, ensuring development partner budgets are accurate and plans comply with specifications. Oversee the full development lifecycle, including site selection, due diligence, entitlements, design, contracting, construction, and delivery, while coordinating with municipalities and jurisdictional authorities. Manage multiple developments ranging from $5M to $300M+, oversee contractor bidding and value engineering, and lead first-generation tenant improvements for speculative and build-to-suit projects. Partner closely with internal investment teams and external development partners to ensure projects are delivered on time and within budget.

Required Qualifications

  • Bachelor's degree (BS/BA) in a related field
  • Minimum of 15+ years of comprehensive real estate development and/or construction experience within the industrial sector
  • Proven experience leading all aspects of light industrial/warehouse development projects from inception through completion, including land acquisition, due diligence, design, entitlements, contracting, construction management, project closeout, and first-generation tenant improvements
  • Demonstrated ability to manage multiple projects concurrently across various stages of development
  • Strong technical knowledge of soils, civil sitework, construction assemblies, and construction means and methods
  • Highly motivated, self-directed professional with a strong sense of accountability, professionalism, and integrity
  • Ability to travel as required to support project execution

Desired Qualifications

  • Prior experience in roles such as developer, general contractor, civil engineer, or architect
  • Experience with build-to-suit and speculative development projects
  • Broad experience across development, construction management, project/program management, and exposure to acquisitions and dispositions
  • Experience working across multiple markets and/or product types
  • Proven ability to negotiate construction and design consultant contracts
  • Strong collaboration skills with internal teams and joint venture partners
  • Demonstrated ability to monitor and manage project budgets and schedules
  • Proficiency in project scheduling tools, Microsoft Office Suite (including Excel), and mapping tools such as Google Earth
  • Excellent written and verbal communication skills
