Job Summary
Own the HVAC and mechanical preventive maintenance program across the portfolio by building the PM schedule and confirming completion and documentation at every property. Perform direct preventive maintenance including filter changes, coil cleaning, refrigerant checks, and lubrication while diagnosing and repairing furnaces, air conditioners, heat pumps, boilers, VRF, and water-source heat pump systems. Serve as the first point of technical response for unresolved site issues, engaging third-party vendors directly to scope, coordinate, and oversee repairs beyond personal capability. Approve vendor service calls and invoices within established limits and maintain accurate PM and repair records in RealPage. Respond to after-hours emergencies on a defined on-call rotation and train site maintenance technicians on troubleshooting and safe operation.
Required Qualifications
- 3+ years of hands-on HVAC/mechanical maintenance and repair experience
- EPA Section 608 certification
- Valid driver's license
- Ability to travel regularly across the assigned portfolio
- Ability to lift 50 pounds
- Ability to work in mechanical rooms
- Ability to work on rooftops
- Ability to respond to after-hours emergencies
Desired Qualifications
- multifamily or commercial experience
- NATE certification
- Working knowledge of VRF and water-source heat pump loop systems
- Experience managing or coordinating third-party vendor service calls
- Comfortable working independently across multiple properties with minimal on-site supervision
