Job Summary
Perform preventative and corrective maintenance on commercial HVAC equipment, chillers, boilers, and circulation pumps without supervision. Troubleshoot and repair major system issues including air handling units, condensers, and compressers while adhering to manufacturer O&M requirements. Respond to emergency service calls 24/7/365, potentially requiring overnight stays at facilities, and perform general maintenance tasks such as lighting replacements and mechanical room cleaning. Submit PM reports to the Contract Maintenance Manager and source or pick up ordered parts and supplies.
Required Qualifications
- Licensed HVAC Technician
- 5-8 years of technical and trade experience in commercial HVAC
- 5 years of operations and management experience
- High School diploma or equivalent, supplemented by hands-on or vocational school training
- Certified with the EPA 608 refrigerant rules/Universal Cert.
- Certified by a nationally recognized HVAC certification program (i.e., North American Technician Excellence (NATE) certification or ESCO Institute HVAC Excellence Professional Level Technician Certification)
- Valid Driver's License and acceptable driving history
- Must be able to obtain installation access cards
- Must be able to lift equipment or materials weighing up to 75 pounds
- Must be able to travel to various locations throughout Indiana and Michigan
- Must be available for 24/7/365 emergency service calls
- Must be able to perform building (plumbing and electrical) and equipment repairs using hand tools, power tools and multiple electrical circuit troubleshooting with a volt-ohm meter
- Ability to read blueprints and develop 'As Built' drawings for all components of facility maintenance
- Possess basic knowledge on water test analysis in open and close system
- Extensive knowledge of commercial HVAC systems
- Must be able to comply with all equipment, safety, and OSHA rules and regulations
- Must be able to comply with all Company policies and procedures
- Must be able to recognize hazards and take appropriate corrective action
- Must be able to analyze and troubleshoot problems with equipment, identify solutions, recommend, and implement methods, procedures, and/or techniques for resolution
- Must be able to perform preventative maintenance on all assigned equipment and operating systems
- Must be able to perform repair techniques including, but not limited to, cutting, drilling, gluing, caulking, fastening of plastic, wood, and steel; performs brazing, soldering, and welding
- Must be able to design and fabricate components, assemblies, or machine modifications
- Must be able to read and interpret blueprints and schematics
- Must be able to understand and follow written and oral instructions
- Must be able to establish and maintain cooperative working relationships with individuals contacted in the course of work
- Must be able to read, write, and speak English, and communicate clearly and concisely
