Job Summary

Conduct routine and emergency maintenance, service, repair, and installation on all heating, ventilating, and air conditioning equipment and controls. Diagnose system checks, troubleshoot electrical and mechanical systems, and operate steam boilers and pressure vessels. Perform preventative maintenance, calibrate controls, and understand Building Automation Systems while responding to alarms. Fabricate or solder items using machine shop tools and braze as required for repairs. Complete all documentation including work orders, manhour reports, and data entry in the computerized maintenance management system. Maintain awareness of system locations, use faculties tools responsibly, and support other trades. Operate on-call duties when required.

Required Qualifications

  • Proficient in chiller operation and repair
  • Ability to troubleshoot electrical and mechanical systems
  • Proficient steam boiler and pressure vessel operator
  • High School graduate, GED, or equivalent experience
  • 2-year Military, Vocational or apprentice training in HVAC
  • Journeyman HVAC license
  • Five years experience in commercial HVAC
  • Must possess a valid state driver's license
  • Demonstrated mechanical aptitude
  • Must have required basic hand tools
  • Must understand Lock out Tag out Procedures
  • Basic knowledge of CMMS and BAS is a necessary
  • Must be able to perform major and routine maintenance, service, repair and installations on all heating and ventilating equipment and controls as assigned
  • Must be able to perform all scheduled preventative maintenance on all heating and ventilating equipment and controls systems as assigned
  • Must be able to operate and perform all diagnostic system checks on all heating and ventilating equipment and controls as assigned
  • Must be able to operate various machine shop tools
  • Must be able to braze or solder various items as required in the fabrication or repair of all heating and ventilating equipment
  • Must be able to maintain and calibrate all related heating and ventilating controls and control systems
  • Must be able to understand Building Automation Systems
  • Must be able to respond to all alarms and troubleshoot problems throughout systems
  • Must be able to perform on-call duties when required
  • Must be able to support other trades when required
  • Must be able to complete all required documentation to include; all scheduled and unscheduled work orders, report status of faulty equipment and systems, parts requirements, and manhour reports
  • Must be able to properly use and be responsible for all faculties tools and equipment used during the performance of daily work duties
  • Must be able to maintain awareness of location and areas served by all heating and ventilating equipment and systems
  • Must be able to become familiar with all new and modified systems as soon as possible
  • Must be able to make recommendations to immediate supervisor about how methods and procedures can be improved
  • Must be able to observe and report unusual situations, reactions, effects or conditions to responsible persons
  • Must be able to treat all customers with respect and conduct yourself in a professional manner at all times
  • Must be able to accommodate customers, staff, and visitors when working in public areas
  • Must be able to ensure safe passage of passersby and anyone in/around the work area
  • Must be able to perform required paperwork/record-keeping (duties to include data entry in computerized maintenance management, system work order documentation and activity reports)
  • Must be able to troubleshoot utilizing developed analytical skills
