Job Summary

Operate, maintain, inspect, and repair large commercial HVAC systems (chillers, boilers, air handling units, VAVs) across the EPA-RTP Main Campus; perform PMIs per the PM Program schedule and CMMS work orders; document inspections, maintenance activities, and repairs in the CMMS within 10 working days of completion; support the Laboratory Ventilation Management Program under the Laboratory Ventilation Manager; maintain building HVAC operations within specified control parameters for pressurization, temperature, and humidity; identify deficiencies during PMIs and submit PMRs for repairs requiring more than 30 minutes; respond to service calls related to HVAC system failures, temperature complaints, and air quality concerns; perform facility walkthroughs approximately every 8 hours to observe HVAC equipment in mechanical rooms for visual and audible irregularities; support the BAS team with HVAC-related control system adjustments and set point management; maintain compliance with ASHRAE 55 and 62.1 standards for occupant comfort and indoor environmental quality.

Required Qualifications

  • Minimum 5 years of experience with large HVAC systems in commercial facilities
  • State of North Carolina HVAC Heating Group 2 license
  • State of North Carolina HVAC Heating Group 3 Class 1 license
  • Experience with chillers, boilers, air handlers, VAV boxes, and building controls
  • Familiarity with Building Automation Systems (BAS)
  • Ability to read mechanical drawings, equipment manuals, and control diagrams
