Job Summary
Conduct preventive maintenance and repairs on HVAC systems, electrical power, lighting, and related fixtures across multiple parks. Clean coils, lubricate moving parts, replace filters, and troubleshoot malfunctions in refrigeration, boilers, and irrigation equipment. Install new service equipment, repair circuit breakers and wiring, and prepare seasonal startups and shutdowns. Supervise personnel, prioritize safety hazards, and respond to maintenance emergencies while maintaining records in web-based software. Plan work schedules, order supplies, and train staff on safe system operations.
Required Qualifications
- Graduation from high school supplemented by completion of apprentice-level training, on-the-job experience, or trade school
- Manual work with strength and dexterity necessary to perform all required tasks, including lifting, stooping, bending and working in tiring and uncomfortable positions in outdoor and indoor settings
- will perform manual labor in all weather conditions
- will lift and move items equal to or greater than 80 pounds
- will climb ladders
- will use tools and operate equipment
- Journeyman status as Electrician/HVAC specialist with a minimum of three years of experience
- any equivalent combination of education, training, or experience which provides considerable knowledge of methods, practices, and materials involved in the electrical trade
- any equivalent combination of education, training, or experience which provides considerable knowledge of methods, practices, and materials in refrigeration and air conditioning field
- Ability to generalize and adapt knowledge and skills to perform miscellaneous repairs
- Considerable knowledge and skill in the use of equipment and tools
- Considerable knowledge of hazards and safety precautions
- Ability to plan work and to provide accurate cost estimates for repair or replacement
- Ability to supervise other employees
- Possession of or ability to obtain and maintain a driver's license with a safe driving record
- Possession of or ability to obtain other licenses as required
- Availability for call in emergency situations
- Regular and predictable attendance
