Job Summary
Oversee and coordinate all mechanical and technical support for the property with limited direct supervision, ensuring building safety, cleanliness, and overall functionality meet Hines standards. Manage the completion of resident work orders, assign requests by urgency, and handle make-ready processes for new move-ins by scheduling contractors and vendors. Perform maintenance and repairs on mechanical, electrical, plumbing, and HVAC equipment while adjusting fire alarm and life safety systems. Implement inventory control for parts and supplies, prepare and manage the maintenance and capital expense budget, and analyze mathematical data for operational decisions. Provide leadership, training, and scheduling to team members, enforce OSHA compliance, and manage overtime usage and time sheets. Work indoors 80% and outdoors 20% of the time on an on-call schedule with shifts including early mornings, late evenings, weekends, and holidays.
Required Qualifications
- High school diploma or equivalent from an accredited institution
- Two or more years of property maintenance management or leadership experience in a related industry
- EPA certification for refrigerant recycling
- Pool & Spa Operator license
- Strong knowledge of plumbing, electrical, general carpentry, HVAC, and appliances
- Proficient knowledge of Microsoft Office and other computer skills to effectively administer the required work order programs and building operations
- Proven ability to train and direct others
- Excellent written, verbal and customer service skills
- Ability to work an on-call schedule and overtime as business needs deem appropriate
- Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
- Ability to troubleshoot standard operations and repair problems with limited supervision
- Successful completion of all required training programs within required timeframes
- Able to analyze mathematical data related to financial and operational decisions
- Work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Use olfactory, auditory, and visual senses
- Lift 25 lbs. or more
- Climb up and down stairs and ladders
- Access remote work areas and confined spaces (i.e., crawl spaces, roofs)
- Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
