Job Summary
Complete grounds work as directed by Maintenance Manager and/or Community Manager, including trash removal, dumpster cleaning, parking lot blowing, power washing, and debris removal. Thoroughly clean breezeways by removing cobwebs, mopping floors, and wiping down doors and handrails. Execute basic landscaping tasks such as trimming, pruning, watering, and monitoring irrigation systems. Assist in preparing make-ready units by removing trash from vacant apartments. Conduct proactive preventive maintenance activities to uphold property quality and document all work while communicating status updates to residents and supervisors. Report supply needs and maintain shop organization. Collaborate with maintenance teams and external contractors to ensure seamless property maintenance. Assess safety and cleanliness standards to ensure regulatory compliance and resident well-being. Maintain property cleanliness, deliver notices to apartments, and perform interior and exterior painting tasks. This role requires a flexible schedule including nights, weekends, and Saturdays, with physical demands involving climbing ladders, lifting up to 50 pounds, and operating maintenance tools like mowers and blowers.
Required Qualifications
- High school diploma or GED
- One to three months related experience and/or training
- Basic Microsoft Office Suite
- Must be able to walk, stand, climb stairs or ladders and access various areas of the property
- Must be able to push or pull items and reach overhead
- Must be able to bend, stoop or kneel
- Must have dexterity of hands and fingers and ability to grasp tools
- Must be able to see to identify plants, weeds and pests and read computer screens
- Must be able to hear and understand verbal communications in person and over the phone or computer
- Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
- Must be able to lift or carry items weighing up to 50 pounds
- Must be able to operate various maintenance tools such as mowers, trimmers, blowers and irrigation systems
- Must be able to use mobile devices and applications for work-related tasks
- Flexible schedule including weekdays, nights, and weekends (including Saturdays and Sundays)
