Job Summary
Maintain the cleanliness and presentation of all exterior property areas, including sidewalks, parking lots, and community amenities, while picking up trash and debris daily. Clean common areas such as breezeways, stairwells, and laundry rooms, and assist with seasonal upkeep like raking leaves or spreading ice melt. Perform minor exterior repairs on gates, fences, and light fixtures, and report safety concerns or hazardous conditions immediately. Maintain inventory of groundskeeping tools and equipment, and assist with cleaning and prepping vacant units as needed. Follow OSHA safety standards and wear approved uniforms while ensuring pathways remain free of trip hazards. Work outdoors in various weather conditions, lifting items up to 50 lbs, and support the maintenance team with project-based work and vendor coordination.
Required Qualifications
- High school diploma or equivalent preferred
- Minimum 2 years of experience in groundskeeping, janitorial work, or exterior maintenance (preferably in multifamily housing)
- Strong attention to detail and commitment to cleanliness and safety
- Ability to work independently with minimal supervision
- Good time management and ability to handle repetitive tasks efficiently
- Basic understanding of landscaping tools, safety procedures, and minor repairs
- Ability to communicate clearly and respectfully with residents, staff, and vendors
- Walk the property multiple times per day and stand for extended periods
- Lift and carry items up to 50 lbs., including trash bags, tools, or landscaping equipment
- Climb stairs and navigate uneven surfaces, including breezeways and outdoor walkways
- Use hand tools, brooms, power washers, and other landscaping or janitorial equipment
- Work in hot, cold, rainy, or snowy conditions depending on the season
- Wear and use required PPE for all safety-related tasks
- Maintain punctuality and reliable attendance for scheduled shifts
