Job Summary
Maintain assigned grounds through mowing, edging, string trimming, weeding, planting, mulching, fertilizing, and seasonal cleanup. Prune shrubs and small trees, remove dead plant material, and control unwanted vegetation while identifying tasks requiring a certified arborist. Inspect, program, adjust, and troubleshoot irrigation controllers, timers, and sprinkler systems; complete minor repairs and report major issues. Safely operate company vehicles, mowers, tractors, and chainsaws, performing pre-use inspections and routine maintenance. Measure, mix, and apply fertilizers and pesticides in strict accordance with Safety Data Sheets and product labels. Use the FacilityDude work-order system daily to receive assignments, record labor time, and close work orders. Organize daily routes, coordinate property access, and communicate hazards or delays to the Maintenance Supervisor. Interact respectfully with tenants and vendors while minimizing disruption at occupied properties.
Required Qualifications
- High school diploma or GED
- At least two years of progressively responsible landscaping or grounds-maintenance experience, including hands-on irrigation troubleshooting and routine repair
- Working knowledge of turf and ornamental plant care, pruning practices, seasonal landscape maintenance, common weeds and pests, and safe operation of landscaping tools and equipment
- Ability to read and follow work orders, equipment instructions, product labels, and Safety Data Sheets, and to use basic math for measurements, material quantities, application rates, and mix ratios
- Basic proficiency with, or the demonstrated ability to quickly learn, an iPad or similar mobile device and FacilityDude or comparable work-order software
- Ability to work productively with limited direct supervision, manage multiple assignments, recognize when assistance is needed, and communicate clearly in person and in writing
- Prior experience safely towing equipment trailers, including coupling, backing, load securement, and pre-trip safety checks
- Current and valid Oregon driver's license and ability to qualify for and remain eligible under the UIDC Driver's Program
- Ability to obtain and maintain any background clearance, gaming license, or site-access credential required for assigned properties
- Ability to work occasional overtime or adjusted schedules based on weather, seasonal workload, fire restrictions, and property needs
Desired Qualifications
- Experience maintaining grounds at apartment communities, commercial properties, or a multi-property portfolio
- Experience using FacilityDude or another computerized maintenance management/work-order system
- Current Oregon pesticide applicator license appropriate to the assigned work, or ability to obtain one if required
- Experience operating zero-turn mowers, tractors, sweepers, or comparable grounds equipment
