Job Summary
Develop and implement annual operating budgets and capital plans while ensuring timely monthly reporting and accurate CAM reconciliations. Analyze financial performance to prepare detailed reports and present strategic recommendations to senior leadership. Manage a portfolio of multiple institutional clients, buildings, and large volumes of tenants by conducting on-site property visits, coordinating repairs, and ensuring accurate tenant billings. Lead a team of property management professionals, providing mentorship and guidance to accomplish operational objectives and foster a culture of continuous learning. Oversee competitive bidding processes for third-party contracted services to achieve cost savings and ensure compliance with JLL standards.
Required Qualifications
- Bachelor's degree in business administration, Real Estate, Property Management, or related field
- Minimum 7 years of progressive leadership experience in commercial real estate, property management, or related industry
- Industrial and/or Retail Asset class experience
- Proven track record of managing operating budgets and achieving financial targets
- Demonstrated expertise in client relationship management and business development within the commercial real estate sector
- Excellent financial acumen with experience in budgeting, forecasting, and financial analysis
- Proficiency in real estate management software, CRM systems, and Microsoft Office Suite, specifically Yardi Commercial Voyager with regard to navigating reports, budgets, expense recoveries, and tenant expense pools
- Familiarity with Microsoft Share Point Database, Power Point Presentations, Outlook, Excel, and One Note
- Proficiency in tenant and property expense reconciliations (CAM Reconciliations), ability to perform forensic accounting analysis, create, review, and administer expense pools in accordance with the lease agreements in place, ability to identify controllable vs non-controllable expenses and expense caps
- Ability to utilize time management, task management, and operational prioritization skillsets
- Valid real estate license or ability to obtain within specified period, required within six (6) months if not currently licensed
- Candidates must be authorized to work in the United States without sponsorship
