Job Summary
Conduct shift rounds to inspect system performance and document equipment status. Perform preventative maintenance and troubleshoot HVAC, fire life safety, plumbing, electrical, and dock equipment. Execute repairs on pumps, valves, lighting, and piping while adhering to OSHA regulations and lock-out/tag-out procedures. Manage administrative tasks including parts ordering, PO creation, and vendor coordination. Document work results in the CMMS and analyze findings to recommend updates to the PM list. Communicate work status and completion dates to customer staff and manage complex maintenance projects or subcontractor guidance as needed.
Required Qualifications
- High School diploma (or equivalent)
- 4 years' experience and/or training including the application of mechanical, electrical, plumbing, carpentry skills/concepts
- Valid driver's license
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form
- Ability to write routine reports and correspondence
- Working knowledge of MS WORD
- Ability to send/receive emails
- Ability to manage an email box
- Ability to operate the work order system
- Ability to operate maintenance specific software such Building Automation
- Ability to speak effectively before groups of customers and/or employees
- Ability to use hand and small/large power tools
- Ability to disassemble/reassemble fixtures, fans, pumps, and HVAC equipment and other building related equipment
- Ability to demonstrate general plumbing, electrical and carpentry skills
- Ability to demonstrate an understanding of building systems and operation including HVAC, plumbing, electrical, Life Safety Systems, building envelope
- Ability to competently operate a forklift, scissor lift, and aerial lift
- Ability to operate a personal computer, cell phone; and/or electronic tablet
- Ability to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
- Ability to apply concepts of basic algebra and geometry
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
- Must regularly lift and/or move up to 70 pounds, at higher than chest level
- Must be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes
- Must be able to stand for extended intervals with occasional scheduled breaks
- Must be able to walk
- Must be able to use hands to finger, handle, or feel
- Must be able to reach with hands and arms
- Must be able to stoop, kneel, crouch, or crawl
- Must be able to talk or hear

- Must be able to conduct shift rounds
- Must be able to competently maintain, troubleshoot, and perform substantial equipment repairs
- Must be able to conduct the inspection/evaluation of operating characteristics such as speeds, pressures, vacuum, or vibration
- Must be able to perform preventative maintenance, including the diagnosis of malfunctioning apparatus and/or systems
- Must be able to repair systems and apparatus mentioned above
- Must be able to perform administrative task such as parts ordering, PO# creation, vendor management
- Must be able to attend job meetings/project meetings
- Must be able to communicate effectively with coworkers and customer staff
- Must be able to ensure the customer is adequately informed about work status and expected completion dates
- Must be able to manage maintenance projects, including complex equipment repair
- Must be able to provide guidance to Sub-Contractors of facilities services
- Must be able to document work results in the CMMS
- Must be able to analyze findings and recommend updates to PM list
- Must be able to take the initiative to productively manage unexpected downtime
- Must be able to remain productive while contributing to high quality results
- Must be able to support non-customary schedules and weekend work
Desired Qualifications
- Preference given to those with some undergraduate business or trade school training
