Job Summary
A Facility Maintenance Manager at KO Storage oversees maintenance across assigned self-storage facilities, partnering with a District Manager. Responsibilities include conducting facility visits and full walkthroughs to verify unit rental, delinquency, and maintenance status; performing routine inspections and minor repairs on HVAC systems; diagnosing and repairing plumbing, electrical issues, and upgrading components; landscape and snow maintenance; maintaining facility security (doors, locks, cameras); participating in delinquent tenant management processes; and communicating with tenants and documenting site findings. The role requires hands-on maintenance capabilities, mechanical aptitude, and strong communication. Schedule is 35-40 hours per week with some weekends/holidays; location splits between multiple KO Storage sites in Vermillion, SD. Required Qualifications
- Valid driver’s license, insurance, and reliable transportation
- Ability to operate power tools safely
- Experience in field service and maintenance
- Strong mechanical aptitude; ability to troubleshoot, test, repair and service equipment as described (HVAC, plumbing, electrical)
- Excellent verbal and written communication
- Access to reliable internet at home and ability to use a company-provided printer if needed
- Proficiency with Microsoft Office; comfortable using computers and cloud services
- Ability to capture and upload photos or videos to appropriate systems
- Ability to communicate with tenants professionally and timely
- Physical ability to traverse facilities, climb ladders, bend, and perform repairs/cleaning; lift up to 50 pounds
- Comfort with using devices such as GoPro, laptop, and cellular devices
- Willingness to perform routine inspections and maintenance tasks
- Ability to work 35-40 hours per week with potential weekend/holiday requirements
- Good problem-solving skills and ability to work in a hands-on maintenance role
- Access to reliable transportation and ability to be available for timely completion of tasks
