Job Summary
Manage pre-occupancy tasks to ensure homes are ready for customer walkthroughs and possessions while delivering projects within budget. Review trade progress, participate in invoicing reviews, and identify cost-saving opportunities by documenting and assessing chargebacks. Supervise and coordinate trade activities throughout the project, ensuring compliance with build times, building codes, and safety requirements. Conduct Pre and Possession Walks with new owners, organize Elevator "Move In" Schedules, and complete required inspections with City and Consultants. Act as the main point of contact for site security, building monitoring, and emergencies, while maintaining positive communication with customers, trade partners, and internal staff.
Required Qualifications
- 3-5 years of supervisory experience in the multi-family construction industry
- Proficient conflict resolution and customer service skills
- High degree of construction knowledge, processes, building codes, and safety codes including design process, trade methodology, trade demarcation, and prevailing conditions
- In-depth understanding of multi-family wood frame construction
- An understanding of the Alberta Building Code
- General understanding of drawings – including Structural, Mechanical and Electrical
- Ability to coach, mentor, develop, and motivate others
- Ability to take direction and mentorship from those above you
- Ability to negotiate with clients, contractors, and vendors
- Understanding of when situations should be escalated to appropriate members of management
- Strong verbal, written and interpersonal communication skills
- Ability to work in a team or independently
- Ability to consistently meet changing deadlines in a fast-paced environment
- Ability to troubleshoot and problem solve through issues
- Ability to work effectively in a multi-disciplinary team environment
- Strong ability to develop interpersonal relationships with internal staff and external trades/suppliers

Desired Qualifications
- Completion of Technical School is considered an asset
- Microsoft Project Certification is an asset
- Proficient with Microsoft Office applications (Excel, Word, Outlook, etc.)
