Job Summary
Build and maintain Excel pro forma models for new multi-family development and value-add acquisitions, including complex ad-hoc financial models when no template is available. Coordinate market data, occupancy metrics, and expense analysis to support underwriting potential acquisitions and due diligence for development, acquisition, and disposition efforts. Create and audit preferred return tracking schedules while preparing confidential information memoranda for lenders and investors. Prepare cash flow forecasts, manage capital calls and distributions, and organize data analysis to draw objective conclusions and make recommendations. Requires a degree in finance or related field with 3-5 years of Real Estate/Finance experience, advanced Excel skills, and ability to travel as needed.
Required Qualifications
- Degree in finance, economics, real estate, accounting, or a related field
- 3-5 years in Real Estate/Finance or Banking experience
- Excellent financial analysis skills
- Expertise with financial modeling tools to include Waterfall modeling
- Exceptional ability to create complex models and analysis from blank Excel files
- Advanced skills with Excel (e.g., macros, data tables, array formulas, lookup formulas)
- Understanding of applicable financial metrics (e.g., yield, IRR, NPV, cap rates, etc.)
- High degree of flexibility
- Ability to calmly handle multiple issues that may arise
- Ability to operate efficiently in a fast dynamic environment
- Laser focused attention to detail
- Excellent communication skills (verbal and written)
- Ability to work across functions
- Ability to multi-task with limited supervision
- Ability to adhere to deadlines
- Ability to maintain absolute accuracy
- Ability to travel as needed
