Job Summary
Troubleshoot and repair water heaters, plumbing, garage doors, irrigation, and electrical systems across AMH properties. Execute home repairs including carpentry, drywall, roofing, and fencing while ensuring HVAC systems remain operational through regular tune-ups. Maintain equipment in a clean, orderly condition and update mobile work orders from the maintenance center within specified timeframes. Engage regularly with vendors and tenants, operating A-frame and extension ladders to perform tree trimming and gutter debris removal. Requires valid driver's license, EPA/HVAC certifications, and ability to lift 75 pounds to shoulder height.
Required Qualifications
- Minimum two years of experience in Residential/Property Maintenance or related field
- Valid driver's license
- Familiarity with basic hand tools and power tools
- Universal EPA Certification or HVAC Type II Certification in applicable states
- Proficiency in Microsoft Office (Word, Excel, Outlook)
- Knowledge of occupational hazards and safety methods (OSHA)
- Excellent verbal and written communication
- Time management
- Problem-solving skills
- Ability to multitask
- Exercise discretion and independent judgement
- Work in a team environment
- Pay close attention to details
- Adapt to a changing environment
- Proficiency in English
- Basic measurement and calculations
- Ability to physically maneuver 300 lbs

- Capable to operate a motor vehicle
- Capable to climb ladders (A-frame and extension ladders)
Desired Qualifications
- High School diploma/GED
- Associate degree or technical training certification
- Five years of experience in lieu of education
- Experience with an Apple iPad
- Experience with HVAC
