Facility Maintenance Technician

Job Summary
Conduct preventive maintenance, repair, and installation of machinery, tools, and equipment for buildings, grounds, and utilities including HVAC, electrical, plumbing, and sewage systems. Travel to different sites for service calls and respond to emergency maintenance requests while troubleshooting issues. Perform scheduled and nonscheduled work on exterior grounds activities such as grass cutting, landscaping, and trash removal, as well as painting and small-scale structural repairs. Read blueprints, schematics, and technical manuals to survey work requirements, measure materials, and prepare material lists. Maintain accurate records of ground maintenance activities and assist licensed plumbers, electricians, and HVAC personnel as appropriate. Work night and weekend shifts and overtime regularly per the Collective Bargaining Agreement.
Required Qualifications
- Minimum of two (2) years experience in the maintenance trade
- Strong knowledge of electrical, plumbing, and structural repairs
- A valid Indiana driver's license
- Ability to read and understand drawings, schematics, blueprints, landscaping techniques, drainage systems, and site preparations
- Comprehend verbal descriptions pertaining to components
- Knowledge of electrical systems
- Knowledge of plumbing systems
- Operational knowledge of the methods and practices used to construct and shape sheet steel, aluminum, plastic, fiberglass, wood, plywood, and other materials commonly used in facilities
- Operational knowledge of mandated safety principles related to personal protective equipment, chemical hazards, lockout/tagout, and general shop safety and cleanliness practices
- Ability to select and use correct parts, tools, and test equipment
- Ability to maintain accurate records
- Ability to communicate information and ideas so others understand
- Ability to understand and follow directions and procedures
- Proven decision-making and problem-solving abilities
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
- Ability to prioritize, organize, and manage tasks and time effectively
- Ability to deal courteously and effectively with supervisors and coworkers

- Ability to work independently with work checked regularly
- Ability and willingness to work in close quarters, at heights, and outdoors
- Ability to repeatedly move or transport heavy objects weighing up to 75 pounds
- Ability to use tools to perform work, including removing and installing small parts and components
- Must have tools required to perform daily routines
- Must be able to pass all post-offer physical testing
- Must be able to complete all physical job functions as defined in the Functional Job Description
- Ability to work night and weekend work shifts
- Ability to work overtime regularly
Desired Qualifications
- Formal trade school or an associate degree in facility management, engineering program, or a related field
