Job Summary
Conduct shift rounds to identify and document equipment performance issues, then perform preventative maintenance and substantial repairs on HVAC, fire life safety, plumbing, electrical, and dock systems. Diagnose malfunctioning apparatus, replace components, and rebuild pumps, valves, and electrical controls while traveling daily to various commercial sites using a company van. Manage administrative tasks including parts ordering, PO creation, and vendor coordination, and communicate work status to customer staff. Document all results in the CMMS and analyze findings to recommend updates to the preventive maintenance list.
Required Qualifications
- High School diploma (or equivalent)
- 4 years' experience and/or training including the application of mechanical, electrical, plumbing, carpentry skills/concepts
- Valid driver's license
- Fork truck operator's license
- JLG operator's license
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form
- Ability to write routine reports and correspondence
- Working knowledge of MS WORD
- Ability to send/receive emails
- Ability to manage an email box
- Ability to operate the work order system
- Ability to operate maintenance specific software such Building Automation
- Ability to speak effectively before groups of customers and/or employees
- Ability to use hand and small/large power tools
- Ability to disassemble/reassemble fixtures, fans, pumps, and HVAC equipment and other building related equipment
- Ability to demonstrate general plumbing, electrical and carpentry skills
- Ability to demonstrate an understanding of building systems and operation including HVAC, plumbing, electrical, Life Safety Systems, building envelope
- Ability to competently operate a forklift, scissor lift, and aerial lift
- Ability to operate a personal computer, cell phone; and/or electronic tablet
- Ability to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
- Ability to apply concepts of basic algebra and geometry
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
- Must be able to stand for extended intervals
- Must be able to walk
- Must be able to use hands to finger, handle, or feel
- Must be able to reach with hands and arms
- Must be able to stoop, kneel, crouch, or crawl
- Must be able to climb stairs and ladders
- Must be able to lift and/or move up to 70 pounds

- Must be able to wear hair protection
- Must be able to work in moving mechanical parts and high, precarious places
- Must be able to tolerate occasional exposure to fumes or airborne particles
- Must be able to tolerate occasional exposure to toxic or caustic chemicals
- Must be able to tolerate risk of electrical shock and vibration
- Must be able to tolerate moderate to high noise levels
- Must be able to tolerate outdoor weather conditions including extreme cold and extreme heat
- Must be able to work non-customary schedules and weekend work
Desired Qualifications
