Job Summary
Monitor Building Management Systems 24x7 and oversee prognostics, reliability-centered maintenance, and emergency pathway functionality. Conduct regular servicing of LT distribution panels, UPS, and HVAC equipment while maintaining machinery history cards and 5S standards. Provide on-site carpentry and plumbing for client tenanted areas, ensuring 100% uptime on sanitary equipment and water meter monitoring. Prepare BOQs for repairs, track energy consumption, and generate daily, weekly, and monthly facility reports. Perform site inspections to identify cleaning, maintenance, and safety hazards, then liaise with teams to resolve issues promptly. Work on-site in Pune on a 48-hour weekly schedule.
Required Qualifications
- Deep experience in commercial real estate, skilled trades, or technology
- Experience monitoring BMS room 24 x 7
- Experience with prognostics and reliability centered maintenance
- Experience measuring parameters on regular intervals for BMS equipment
- Experience assisting clients during Safety & Security audits, fire drills, or mock drills involving BMS systems
- Experience managing BMS Operations as per guidelines by relevant stakeholders
- Experience ensuring functionality of emergency doors, clear pathways, and staircases
- Experience with LT Distribution Panel servicing
- Experience measuring parameters for UPS, PAC, VRV, VAV, HUB, Battery Monitoring, Floor Electrical panels, energy consumption, ATS, and luminous flux per unit area
- Experience maintaining Machinery, Equipment's History Cards, Safety tags, 5S-Store management, and TV management
- Experience with Temperature monitoring and air balancing in critical rooms, process projects, operation floors, Hub rooms, and CRAC rooms
- Experience maintaining comfort temperature on operation floors, Hub rooms, and CRAC rooms as per client standards
- Experience preparing BOQs (defect free) for repair and maintenance procurement 3 months in advance
- Experience reporting on Critical PM activities, non-critical PM activities, deferred activities, work orders, and PM routines
- Experience undertaking all carpentry and plumbing works for client tenanted areas including doors, closures, balustrades, cupboards, vertical blinds, false ceilings, carpets, and water coolers
- Experience ensuring 100% uptime for sanitary equipment (flush, jet spray, wash basin taps, urinal sensors, dispensers)
- Experience monitoring and measuring water meter quantities and consumption to different utilities/floors
- Experience ensuring site work complies with local regulations for Environment, Health, and Safety
- Experience conducting regular inspections of facilities to identify cleaning needs, maintenance needs, safety hazards, and code violations
- Experience preparing Daily, Weekly, and Monthly reports including Energy consumption and Electrical Consumption trackers
- Experience liaising with appropriate teams to resolve issues promptly
- Experience checking deployment for all supporting staff
- Experience taking care of soft services as and when required
- Experience handling adhoc duties and tasks as assigned by Manager
- On-site presence in Pune, MH
- Ability to work 48 scheduled weekly hours
