Job Summary
Conduct snagging, prepare reports, and coordinate de-snagging for residential complexes while overseeing maintenance staff hiring and training. Execute handing over of systems and building services, administer equipment warranties, and manage AMC vendors. Respond to emergency situations, inspect mechanical and electrical systems, and adjust operating controls. Prepare as-built drawings, maintain inventories, and ensure compliance with codes and regulations. Perform related duties as assigned for on-site coverage in Kolkata, WB, scheduled for 48 weekly hours.
Required Qualifications

- Prepare snag reports
- Coordinates with the project for de-snag
- Conduct handing taking over of the systems, building services, common areas
- Supervises maintenance staff including hiring, training, personnel development
- Supervise & assists in maintenance/engineering issues as required
- Develops/maintains effective Asset specific maintenance and safety procedure manuals and enforces compliance
- Coordinates maintenance efforts with outside contractors, tenant finish personnel and engineers
- Administers all equipment and construction warranties with respect to defect liability period
- Coordinates development of and/or maintains the as-built drawings
- Responds quickly to emergency situations (i.e., fire, evacuation, equipment failure, etc.) and customer concerns
- Implements and administers inventory control programs/purchase parts and supplies
- Ensures compliance with applicable codes, regulations, government agency and company directives as relates to building operations
- Coordinates for Vendor management by tracking their services / maintenance
- Monitors the activity of the AMC vendors
- Conducts regular inspections of operating mechanical, electrical and equipment systems
- Make necessary adjustments to operating equipment and controls
- Service generates units, switches, circuit breakers, and other electrical fixtures, to include all installed systems
- Inspect motors, pumps, and plumbing for water supply and other equipment
- Prepare reports, maintain inventories, and keep accurate records
