Job Summary
Conduct ongoing preventive and regular maintenance on mechanical, electrical, plumbing, structural, fire life safety, and HVAC systems. Perform property inspections, report findings, and independently diagnose, repair, and replace equipment for major system breakdowns. Execute drywall repair, fabricate partitions, and install flooring while managing inventory of spare parts and tools. Update work order statuses in real time using CMMS systems and complete hazard assessments. Supervise vendors and contractors as requested, ensuring compliance with state and local codes. Work varied shifts, weekends, and holidays as needed, adhering to safety procedures and company policies.
Required Qualifications
- High school diploma or equivalency certificate
- Previous experience in mechanical maintenance work
- Previous experience in building trades
- General knowledge of HVAC
- General knowledge of plumbing
- General knowledge of Life/Safety Systems
- General knowledge of boilers
- General knowledge of chillers
- General knowledge of emergency power systems
- General knowledge of UPS systems
- General knowledge of pumps
- General knowledge of motors
- General knowledge of VFD's
- General knowledge of Energy Management Systems
- At least 21 years of age
- Mechanical skills
- HVAC or Refrigerant Certification
- Building Trades Certification (i.e. electrician, welder, machine operator, carpenter, millwright, mason, etc.)
- Must be able to sit, stand or walk for long periods of time (4 hours)
- Must be able to respond calmly and make rational decisions when handling employee conflicts
- Must be able to maneuver throughout all areas of the property and from floor to floor either by stairways (minimum of 20 steps) or escalator
- Must be able to lift and carry up to 50 lbs.
- Must be able to push, pull, reach, bend, twist, stoop and kneel
- Must be able to tolerate areas containing dust, loud noises and bright lights
- Must be able to work varied shifts, weekends and holidays as needed
- Ability to simultaneously manage several projects
- Ability to speak distinctly and persuasively
- Must be able to read, write, speak, and understand English
- Must be able to have the manual dexterity to operate a computer and other necessary office equipment
