Job Summary
Manage all maintenance and operations functions, budget, and assigned personnel at a leased site. Respond to client service requests dispatched through a central help desk, schedule preventive maintenance, and coordinate with business unit administrators. Process and record work orders in the system, ensuring timely completion and proper vendor insurance verification. Develop ethical relations with site occupants and contractors while inspecting facilities to identify discrepancies and coordinate repairs. Support project and move managers with freight elevator scheduling, construction cleaning, and move box delivery. Prepare annual budgets, analyze financial variances, and evaluate vendor invoices for payment. Submit monthly site reporting on metrics and open issues. Maintain a calm demeanor during emergencies and remain accessible 24 hours a day for natural disasters. Transfer between properties as business needs dictate and work overtime when required.
Required Qualifications
- Bachelor's degree from an accredited institution in business administration, facilities management, or engineering
- Three or more years of related real estate/facilities work experience
- Successfully complete the Hines Property Management Training Program
- Work indoors approximately 95% of the time and outdoors 5% of the time
- Use olfactory, auditory, and visual senses to inspect building and detect emergency alarms
- On occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings
- Ability to lift up to 25lbs
- Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters or major weather events
- Transfer between properties and work overtime as business needs deem appropriate

- Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions
- Perform numerical and financial calculations
- Analyze and interpret various types of data in order to draw conclusions and solve problems
- Demonstrate proficiency in Microsoft Office software
