Job Summary
Audit existing preventive maintenance programs by reviewing historical work orders and CMMS records. Verify facility asset information against field assets to ensure accurate equipment identification. Develop, revise, and standardize preventive maintenance procedures and detailed job plans for critical systems including HVAC, chillers, cooling towers, boilers, compressed air, laboratory exhaust, and RODI systems. Incorporate Lockout/Tagout, Job Hazard Analyses, and safety procedures into all documentation to ensure compliance with Roche engineering standards, GxP, and Good Documentation Practices. Analyze maintenance trends to identify gaps and improve equipment reliability. Collaborate with technicians to capture operational knowledge and support CMMS updates. Bachelor's degree in engineering required with 5+ years in facilities or reliability engineering within regulated industries. $50/hr on W2; Medical, Dental, Vision, Paid Sick leave, 401K.
Required Qualifications
- Bachelor's degree in Mechanical Engineering, Electrical Engineering, Facilities Engineering, or equivalent technical experience
- Minimum 5 years of experience in Facilities Engineering, Maintenance Engineering, Reliability Engineering, or Industrial Maintenance
- Experience working in regulated industries such as Biotechnology, Pharmaceutical, Healthcare, Medical Device, or Semiconductor
- Strong knowledge of commercial and industrial building systems including: HVAC Systems (AHUs, VAVs, HEPA filtration), Chillers, Cooling Towers, Boilers, Compressed Air Systems, Laboratory Exhaust Systems, Reverse Osmosis / Deionized Water (RODI) Systems
- Experience developing and improving Preventive Maintenance (PM) programs
- Hands-on experience with Computerized Maintenance Management Systems (CMMS); SAP PM preferred
- Strong understanding of equipment reliability, failure analysis, and maintenance planning
- Knowledge of LOTO, PPE requirements, Job Hazard Analysis (JHA), Good Documentation Practices (GDP), and GxP compliance
- Excellent technical writing, documentation, analytical, and communication skills
Desired Qualifications
- Experience authoring engineering work instructions, SOPs, or preventive maintenance procedures
- Experience performing equipment audits, asset verification, and maintenance program assessments
- Familiarity with calibration processes and maintenance quality systems
- Experience supporting laboratory, manufacturing, or research facility infrastructure
- Strong collaboration skills with cross-functional engineering and maintenance teams
