Job Summary
Oversee day-to-day operations of assigned residential properties, ensuring compliance with company policies, local regulations, and environmental health standards. Act as the primary point of contact for residents, addressing inquiries, concerns, and maintenance requests while enforcing lease agreements and managing tenant relations. Develop leasing strategies to attract and retain tenants, conduct property tours, and execute promotional campaigns to maximize occupancy. Manage annual budgets, conduct monthly financial reviews, and collaborate with accountants to optimize property performance and control expenses. Conduct regular property inspections, receive and complete maintenance work orders, and manage apartment turnovers including painting and cleaning. Utilize property management software for reporting and tracking, while assisting with vendor issues and project implementation.
Required Qualifications
- Excellent communication, analytical, and problem-solving skills
- 4-8+ years of property management or like experience
- Proficient in property management software and Microsoft Office Suite
- Proven experience in residential property management, maintenance, and/or real estate with a track record of successful tenant relations
- Ability to work independently and be a self-starter who is result-oriented
- Exercise reasonable judgment for decisions benefiting residents, property owners, and employees
- Ability to successfully manage critical relationships with customers, service providers, and employees
- Minimum travel will be required for this role
- Must be able to lift 75 pounds
- Must have a valid driver's license and proof of insurance
Desired Qualifications
- Yardi Software experience
- 4-year college degree or equivalent with an emphasis in property management, finance, business administration, accounting and/or economics
