Job Summary
Establish and defend cost estimates for interior build-out projects and shell/TI work across major, mid-size, and small projects, up to 500,000 sq ft. Develop independent government estimates (IGEs), pre-negotiation objectives, and post-negotiation memorandums; review bids from General Contractors, verify TI cost summaries, and conduct value engineering as required. Conduct cost estimation using 50% Design Intent Documents and up to 100% DIDs, with evaluations of BSAC, A11, and TI costs; perform change order estimates and participate in negotiations with Developers/GCs. Requires experience in architectural/interior design, engineering, and construction management, familiarity with Means Cost Estimating Tools, Bluebeam, MS Excel, and MS Project; federal/state/procurement familiarity preferred; willingness to travel to client sites and work on-site or remotely as needed.
Required Qualifications
- Bachelors Degree
- 10+ years relevant experience
- Experience with Means Cost Estimating Tools or equivalent
- Experience with government/federal estimating (GSA, DoD, NIH, etc.) preferred
- CCEA/CEP/CPE certification preferred
- Ability to obtain federal security clearance
- Strong communication and analytical skills
- MS Excel/Bluebeam/Means/Project proficiency
- Read and understand construction drawings
- Travel to client sites as needed
- Independent and autonomous work style
- Team-player with proactive attitude
