Job Summary
Operate, maintain, and repair the property's heating, ventilation, air conditioning, refrigeration systems, including fan coils, air handlers, and guest room units. Perform preventative maintenance on equipment and resolve guest complaints regarding service. Monitor cleanliness, sanitation, and organization of assigned work areas while maintaining par stock levels of fixtures and supplies. Schedule work according to the preventive maintenance program, coordinating with Housekeeping and Front Office, and check work orders and night reports for safety concerns. Prepare logs, service requests, and cost estimates for labor and materials. Work a varied schedule including early morning, evening, night, and weekend shifts, ensuring all paperwork and closing duties are completed before leaving.
Required Qualifications
- Ability to work a varied schedule that may include early morning, evening, night, and weekend shifts.
- Maintain complete knowledge of and comply with all departmental policies/service procedures/standards.
- Maintain complete knowledge of correct maintenance and use of equipment.
- Maintain complete working knowledge of the latest techniques in electrical installation, maintenance, replacement or repair of refrigeration/HVAC services, fixtures, and equipment.
- Exercise safety precautions when working on equipment (use of safety signs, etc.).
- Maintain the proper use, cleaning, maintenance and storage of all tools.
- Maintain cleanliness and organization of work areas to include: Inventories, Requisition (receipt and storage), Trash removal and clean up, Handle chemicals for designated uses/surfaces.
- Ensure security of any assigned keys.
- Initiate cost estimates of labor and materials for specific projects.
- Maintain time lines and work schedule in accordance with the preventive maintenance program.
- Operate, maintain and repair or replace of the property's heating, ventilation, air conditioning, refrigeration systems.
- Perform preventative maintenance on: Fan coils, air handlers and related system controls (thermostats, ducting, etc.), All guest and resident room heating and air conditioning units, H.V.A.C. and refrigeration equipment.
