Job Summary

Maintain facility mechanical, electrical, and control systems by operating, repairing, and replacing equipment including air handling units, pumps, motors, and emergency generators. Evaluate building conditions, develop preventative maintenance procedures, and perform routine tasks such as filter changes, lubrication, coil cleaning, and minor carpentry or electrical repairs. Inspect mechanical and electrical systems, trace circuits, operate switchgear, and record inspections for supervisors. Requisition materials as needed to complete repairs and ensure all systems remain in good working order.

Required Qualifications

  • Must be able to lift/carry 50 pounds and push/pull 50 pounds
  • Must be able to climb, balance, stoop, kneel, crouch, reach and handle
  • Must be able to operate switchgear
  • Must be able to trace electrical circuits
  • Must be able to repair or replace door hardware, locks, panic bars
  • Must be able to perform minor carpentry tasks
  • Must be able to repair or replace ceiling tiles
  • Must be able to perform minor electrical tasks to include bulb and ballast replacement
  • Must be able to repair all restroom fixtures
  • Must be able to sweat/braze copper pipe
  • Must be able to clean coils in air handling units and convectors
  • Must be able to assemble, install, repair, and maintain chilled and hot water systems
  • Must be able to operate and maintain one or more systems which provides the facility with such services as heat, air conditioning, refrigeration, steam or high temperature water or electricity
  • Must be able to operate and maintain all related mechanical, electrical, control systems, air handling units, pumps, motors, heat exchangers, and expansion joints
  • Must be able to develop Preventative Maintenance Procedures for new Equipment
  • Must be able to evaluate Building conditions and make necessary adjustments
  • Must be able to keep the engines, machinery and equipment of the system in good working order
  • Must be able to observe and interpret readings on gauges, meters and charts which register various aspects of the system's operation
  • Must be able to perform routine and preventive maintenance duties including filter changes, lubrication, control and performance check
  • Must be able to replace bearings, motors, and dampers
  • Must be able to drain and safe off systems to facilitate repairs
  • Must be able to requisition necessary material to complete required repairs
  • Must be able to record inspections and write reports to Supervisors
  • Must be able to perform any additional duties on an as required basis where such duties are within the scope of contractual obligations
  • Must be able to talk or hear and test or smell
  • Must have close vision

  • Must have depth perception
  • Must have the ability to adjust focus
  • Must be able to use hands to finger, handle; or feel; reach with hands and arms
  • Must be able to stand or walk for extended periods
