Director / Senior Manager of Construction Operating Assets

Job Summary
Manage major capital expenditure projects across the operating portfolio, including hotel system replacements, roof work, and building envelope restoration. Lead room renovation and FF&E refresh programs while overseeing complex maintenance issues requiring engineering input. Run competitive bidding processes, negotiate contracts, and maintain a qualified bench of contractors and consultants. Develop annual capex budgets, track project schedules and risk, and provide regular status reporting to ownership. Coordinate with general contractors, architects, and engineers to ensure timely turnaround on RFIs and submittals. Manage environmental remediation projects and ensure compliance with local, state, and federal regulations. This hands-on role reports to the Chief Investment Officer and focuses on keeping luxury hotels, condominiums, and mixed-use properties in top physical condition.
Required Qualifications
- 10+ years of construction management experience
- significant time overseeing capital projects and major maintenance on operating hospitality, multifamily, or mixed-use real estate assets
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field
- equivalent experience will be considered in lieu of a degree
- Ability to read and interpret construction drawings, specifications, and engineering reports
- Strong working knowledge of the Florida Building Code, OSHA regulations, and standard permitting and inspection processes
- Strong financial acumen
- Willingness and ability to travel regularly to portfolio properties
Desired Qualifications
- Direct experience managing hotel system replacements, room renovation programs, roofing, or marine/dockage construction
- Demonstrated experience running contractor bidding processes and negotiating and administering construction contracts and change orders
- Working knowledge of environmental remediation processes and regulatory monitoring requirements
- Ground-up vertical construction experience (multifamily, hotel, high-rise, or mixed-use)
- Working proficiency with Procore, Bluebeam Revu, Microsoft Project, and advanced Excel
- familiarity with Primavera P6
- Excellent judgment and communication skills
- comfortable engaging directly with ownership, hotel operators, contractors, and regulatory agencies
